General questions about property inspections
What is a property inspection?
A property inspection is an official document that records the condition of a property accurately during entry or exit. It includes photos, measurements, and detailed descriptions.
Is a property inspection mandatory in Belgium?
Yes. For every rental property, a detailed, mutually agreed inspection is mandatory upon entry and exit.
Who pays for the inspection?
Costs are legally split 50/50 between tenant and owner, unless stated otherwise in the rental contract.
Why an independent expert?
An independent expert guarantees objectivity, fewer conflicts, and legal certainty.
In which language must the inspection report be written?
The inspection report is written in the language of the region where the property is located (Flanders = Dutch, Brussels = Dutch or French, Wallonia = French). If all parties agree, the report can also be delivered in another language.
What happens after the inspection?
After the visit, the report is processed and sent digitally to all parties. It includes the full description, photos, meter readings and signatures. The final report is then added as an attachment to the rental contract.
How much time do parties have to submit comments?
By law, both tenant and landlord have 14 days after receiving the report to submit remarks or corrections. After this period, the inspection report becomes final.

How long does a property inspection take?
On average between 45 minutes and 2 hours, depending on the size and complexity of the property.
Do I need to be present?
Presence is recommended but not mandatory. Signing can also be done digitally.
When will I receive the report?
Usually within 24 to 48 hours digitally via email.
Can I cancel?
Free up to 24 hours in advance. Within 24 hours a fee may apply.
Questions about damage and exit
How is damage determined?
By comparing entry and exit reports, taking into account age and normal wear and tear.
What is normal wear and tear?
Wear caused by normal use. This is never charged to the tenant.
What if I disagree?
Comments are included in the report. Mediation or a justice of the peace is possible if necessary.
Questions about pricing and payments
How much does a property inspection cost?
Our rates are transparent and depend on the type of property. Photos and digital report are included.
Do I need to pay in advance?
Yes. Both tenant and owner must pay their share in advance to confirm the appointment.
Will I receive an invoice?
Yes, each party automatically receives a digital invoice.
Technical and digital questions
Is everything signed digitally?
Yes. Signing is done via tablet or smartphone.
In what format will I receive the report?
In PDF format, including photos and attachments.
Questions for owners
What should I provide?
Only access to the property and all rooms (attic, basement, technical rooms).
What if the tenant is not present?
The inspection can proceed if confirmed in writing in advance.
Questions for tenants
Do I need to clean before leaving?
Yes. Excessive dirt may be charged.
Can I do repairs myself?
Yes, as long as it is done professionally. Poor repairs will still be considered damage.
