Property Inspections is an independent real estate expert specialised in entry and exit property inspections. We work for both landlords and tenants and guarantee an objective, neutral and legally correct approach.

What is a property inspection?
A property inspection is a detailed written report describing the condition of a property at a specific moment, usually at the start (entry) or the end (exit) of a rental agreement.
- Condition of walls, ceilings and floors
- Windows, doors and joinery
- Kitchen, sanitary installations and bathroom
- Visible technical installations
- Any damage or wear and tear
The inspection is based on objective findings and supported by photographs. It is an essential legal document for the release of the rental guarantee.
Why is a property inspection so important?
Without a valid inspection report, it is very difficult to correctly attribute damage or repairs at the end of a tenancy.

When is a property inspection carried out?
Entry inspection
Conducted at the start of the rental agreement, before or shortly after the handover of the keys. This report describes the initial condition of the property.
Exit inspection
Conducted at the end of the rental agreement. The current condition of the property is compared with the entry inspection to determine any damage.

Which types of properties do we inspect?
Every property has its own layout and points of attention. That is why each inspection is adapted to the specific type of property.
Garage / Basement
Compact but essential spaces. Inspection of floors, walls, doors, lighting and visible damage.
Studio
Open living space with kitchenette and bathroom. Extra focus on floors, kitchen and sanitary areas.
Apartment – 1 bedroom
Living area, separate bedroom, kitchen and bathroom. Balcony or basement described separately.
Apartment – 2 bedrooms
Ideal for couples or small families. All rooms and fixed installations are fully documented.
Apartment – 3 bedrooms
Spacious apartments with extensive photographic documentation.
Duplex
Two-level apartment with full inspection of staircases and living spaces.
Single-family house
Complete house including attic, basement, garden, garage and technical installations.
Basements, attics, terraces and gardens are always described separately.
Legal framework
The inspection is carried out in accordance with the Belgian Civil Code and regional rental legislation.
- Must be conducted on a contradictory basis (all parties invited)
- Attached to the rental agreement
- Has evidential value in case of disputes
The report becomes legally binding after payment and the expiry of the legal comment period.

Upon request, the report and invoice can also be provided in English or French.
Invoicing & payment
Our fees are invoiced per party. Each party receives their own invoice by e-mail.
A deposit is requested at the time of booking and is automatically deducted from the final invoice.
The inspection is only definitively validated after full payment has been received.

- Entry inspection: €170 excl. VAT per party
- Exit inspection: €156.40 excl. VAT per party
